Buying real estate in Spain, to most, is a daunting task. In fact, for most, buying real estate anywhere is intimidating. It just seems like there's so many details to take care of, never mind the large sums of money in question.

Throw a language and culture difference into the equation and it may completely dissuade you from your dreams of owning real estate in Spain. In reality, buying real estate need not be such a hassle, in your home country nor in Spain. The basics are the same wherever you go, the only things that change are the small details.

One of these small details, although it may be perceived as quite a large detail, is the language barrier. Thankfully though, in this moment in time, there are so many ex-pats living in Spain, many of which have set up their own real estate businesses. Therefore, don't let the language come between you and your goals; you will easily find someone who can speak to you in your own tongue and who will understand your needs and wants. You will also be pleased to know that Spanish is not really a very difficult language; within a year you can be happily conversing with the locals.

Another issue to consider when buying real estate in Spain is the pace of life. The Spaniards are a passionate lot, however, this does not necessarily translate into efficiency. Their pace of life, in some respects, is much slower than the pace of life in, for example, Great Britain. Things may take a larger amount of time than they would in your home country. The way to deal with this is to simply relax and allow things to take the time they will take. Enjoy the laid-back way of life and accept that a certain delay may come with this very positive element in the Spanish life.

Finally, getting down to the nitty-gritty with buying real estate in Spain, lets talk money. To even consider making a property purchase in Spain, €3,000 to €6,000 will be necessary for the deposit. This price may rise with the cost of the property in question. Further, there are three main fees to consider in the process. Firstly, we have legal fees which will be, at a minimum, €600 or 1% of the purchase price.

Secondly, there are the notary charges which will be at least €300. Lastly, we have property register, which will generally be 60% of the notary charges.

Don't let a lack of knowledge come between you and your ideal property in Spain. Educate yourself on the workings of property purchase in this beautiful country. It is certainly worth the added effort given that the standard of living in Spain is so high. Should you get discouraged, just take a minute or two to sit back and dream of dining on paella and sangria at a beach side restaurant, listening to the waves lapping to shore, on a warm summer's evening. Then think of spending every evening in this fashion. You’ll soon overcome all of those pesky obstacles.
